For many families in Faridabad and south Delhi, Palwal has moved from "too far" to "worth a look". Plot prices are lower than in Faridabad, and the town is getting better connected every year. This guide explains what has changed, the kinds of plots you will find, and what to check before you pay a booking amount.
Why buyers are looking at Palwal in 2026
- Highways: Palwal sits on NH-19, the Delhi–Mathura highway, around 60 km south of Delhi. The KMP (Kundli–Manesar–Palwal) Expressway ends here, so Manesar, Gurugram and Sonipat can be reached without driving through Delhi.
- Airport: Noida International Airport at Jewar started commercial flights in June 2026. It is roughly 35 to 40 km from Palwal, depending on the route, and a greenfield expressway from Faridabad towards the airport is being built.
- Metro: In October 2026 the Haryana government approved the final feasibility report for extending Delhi Metro's Violet Line from Ballabhgarh to Palwal, and the detailed project report has gone to the Union Ministry of Housing and Urban Affairs. The line still needs central approval, so see it as a future plus rather than a certainty.
- Rail: Palwal railway station is on the main Delhi–Agra line.

Types of plots you will find
Plots in licensed colonies
Private plotted colonies need a licence from Haryana's Department of Town and Country Planning (DTCP). The licence fixes the layout, the roads, the parks and the services the developer has to build. For most families, a licensed colony is the safest choice.
DDJAY plots
Colonies under the Deen Dayal Jan Awas Yojana (DDJAY), Haryana's affordable plotted housing policy, are licensed too. Plots are capped at 150 sq m, about 179 sq yd, which keeps the total price lower. Read how the DDJAY scheme works.
HSVP sector plots
Plots in sectors developed by Haryana Shehri Vikas Pradhikaran (HSVP) are sold by the authority, usually through draws, or resold by their owners.
Plots to stay away from
Plots in unapproved colonies, on farmland without a change of land use, or in Lal Dora areas can be hard to get a building plan or services for. That is usually why they are cheaper.
What to check before you book
- The colony's DTCP licence number, checked on the Town and Country Planning Department's website.
- The project's registration on the Haryana RERA website.
- The approved layout plan, and where your plot sits on it.
- The width of the road in front of the plot, and how far it is from the parks, the shops and the main gate.
- The payment plan in writing, and a receipt for every payment.
Our checklist of documents to check before buying a plot in Haryana explains each one.
Choosing a plot size
Plot sizes vary from colony to colony. In DDJAY colonies they cannot go above about 179 sq yd; at Lavender Greens, for example, plots range from 81 to 179 sq yd. Think about how many floors you plan to build, where you will park, and whether you may want to add a floor later. Corner and park-facing plots usually cost more, but they get more light and open views. Before you decide, ask what can be built on the plot: the number of floors, the ground coverage and the height.
